Client Story: A Picture Perfect Toronto Penthouse

Every so often, I come across a property so special that words can barely do it justice. I’m talking about a truly breathtaking living space—one that’s fit for royalty. That was the experience I had recently when I helped a buyer find the penthouse of their dreams. While the path to securing it wasn’t easy, my client won out in the end—and I was proud to be a part of it.

In this post, I’m going to tell you about one of the most incredible Toronto penthouses I’ve ever seen—and what it took to purchase it…

What The Buyer Needed

I should start off by saying, my client was from out of town. A long-distance search can present a few challenges, especially in a fast-moving market like Toronto. Fortunately, we worked well together, which allowed us to make the most of their occasional trips to the city.

We began the search about a year and a half ago in Yorkville. Together, we viewed a variety of attractive two-storey condos with spacious balconies. As the hunt continued, the criteria shifted. Suddenly, we were moving south to vibrant King West and the equally lively Entertainment District. The focus was on big, beautiful terraces.

We found it in May. My client may not have known it yet, but this was the penthouse. It would be months before we secured it.

The One-in-a-Million Penthouse

The Square Footage: 3775 sqft

The Price Tag: $5.45 million

Outdoor Space: 2000 sqft

You read that right—a whopping 2000 square feet of private outdoor space. But before we get to that, let’s start with the interior.

This 3-bedroom, 4-bathroom penthouse is one of the most elegant properties I’ve ever seen. It’s got all the hallmarks of luxury, from hardwood floors and granite countertops to an elegant gas fireplace. But what truly makes this spacious home interior so amazing is its windows.

The soft light that shines in through the floor-to-ceiling glass makes you feel truly at peace—to the point that it’s easy to forget you’re actually in the centre of the city. You don’t have to go far to remember.

Simply step out onto the 2000-square-foot terrace (that’s enough space for a lap pool) and look out onto Toronto’s downtown—and the entire west end. It’s a spectacular view, especially when the sun starts to set.

The Journey To Success

Falling in love with the penthouse at 290 Adelaide—a sleek, 40-storey tower known as the Bond Condos—was the easy part. After that came months of careful consideration, then multiple offers, and finally a sprint to the finish line.

After finding this buyer’s dream, my client and I visited a few presentation centres in the area to take a look at some similar properties. Honestly, nothing came close. After that, they left the city for a time, then returned and took part in a second viewing. All told, we had an eye on the property for close to 90 days.

Of course, a penthouse this incredible was bound to attract attention. When another offer came in, we knew we had to act fast.

That meant jumping through hoops. It meant having an inspection performed within 48 hours. For the buyer, it also meant rushing to secure financing and wire the deposit. We moved quickly, made speedy (yet strategic) decisions, and ensured that due diligence was done. In the end, my buyer won out—and it was an incredible moment!
