Before a buyer can consider a home as their own they need to be able to visualize it. They begin this process BEFORE they have even started the home buying process, 74% to be accurate. Your potential buyer is creating Pinterest boards from the daydreaming they do on their commute to work.

According to the National Association of Realtors, forty percent of buyers’ agents cited that home staging affected most buyers’ views of the home. They have noted four areas of the house that are the most effective to focus on – the bedroom, the living room, the kitchen, and the dining room. 

Clean – Up

If you have a fireplace in your living room this could be a huge potential seller or a huge potential disaster. But even a dirty, eyesore of a fireplace has a ton of potential; bricks getting a big scrub or a brass grate getting a paint job can make a huge difference.

Beware of pet odors. You might be used to the smell of your pets but other people are not and bad smells are a huge deterrent. Nobody wants to move into a new home and spend time making it smell better.

Pay attention to the small details: Always empty the garbages before you have a showing and look out for other things like burnt-out bulbs, torn screens on the windows, or scuff marks on the wall.

Make it look BIGGER

A fresh coat of white paint on the walls will not only make your condo look clean, but the brightness will open the space up. There are plenty of different shades of white to choose from to perfectly match your decor.

Push your blinds and/or curtains back and let in all the natural sunlight. Uncovered windows will extend the spacious feeling of your condo and shining a little vitamin D on potential buyers can’t hurt.

Your Stuff

Use your personal art or accent pieces to draw potential buyers’ eyes throughout your house. A beautiful piece of art hanging at the top of the stairs could entice people to continue upstairs to view more of the house.

Any of your pieces you keep for staging shouldn’t be personal, no personal photos or drawings from your niece on the fridge. If there are personal effects all over the house it will prevent people from imaging the condo as their own.

Your Furniture

We know you love your laz-e-boy recliners but if they are too big for the room then the room will look smaller than it is. You want every room to look spacious. You need to find the right balance of furniture so that the room looks lived in, but not overcrowded.

Your bed should have fresh and crisp linens that are complimented by several accent pillows and a throw blanket. When someone walks into your bedroom they should feel like curling up for a nap right then and there.

Don’t forget about the outside furniture if your condo has a balcony. Every room of your home should be a place people can picture themselves relaxing in.
